If you are moving from a large planned community in Texas, the Carolinas, or the Midwest, Nocatee will feel familiar. Trails, multiple pools, and a town center are the pitch, and they are real. So is the construction traffic on the edges as new villages open.
School zoning and specific village identity matter more than the Nocatee name alone. Two streets can feel different. Walk the parks at pickup time if you can; that tells you more than a brochure.
HOA rules, CDD fees, and lawn standards are part of the deal. Budget for them the same way you budget for a mortgage. If you want acreage and fewer covenants, this is probably not your first stop.
